Arla Awards Nominations
Property Manager of the Year
Recognizes an individual who is professional, engaged, and demonstrates excellence in everything they do. This person effectively manages their portfolio, staff and budgets while ensuring a high level of resident satisfaction. They are engaged in the day-to-day operations and management of a portfolio of units.
* Nominees must be currently employed with the company to be eligible.
Senior Leadership of the Year
Recognizes an individual who is professional, engaged, and demonstrates excellence. They are well respected in their place of employment and in the industry, exemplify leadership, and have made significant impacts in their role including mentoring and recruiting of new and existing staff.
* Nominees must be currently employed with the company to be eligible.
Rental Industry Rookie of the Year
Recognizes a person with less than 2 years in the industry who has shown great strides, energy, enthusiasm and dedication. Leasing agent, accountant, property administrator, marketing, maintenance, property manager, etc. — anyone who has stepped up and shown passion for the rental industry.
* Nominees must be currently employed with the company to be eligible.
Preferred Service Member of the Year
Recognizes individuals or companies that show continual and exceptional customer service and provide value to the industry and the community as a whole.
* Accomplishments, initiatives, and/or innovations must have taken place between January 2025 and present.
Site Employee of the Year
Recognizes a person who demonstrates professionalism, is customer-service oriented, engaged, and ensures a high level of resident satisfaction. Leasing agents, maintenance personnel, cleaners, on-site managers, chefs, etc.
* The nominee must be currently employed in a role related to rental operations, maintenance, cleaning, leasing, sales, etc.
Support Staff of the Year
Recognizes a person who works alongside others in the office to ensure the team has the tools they need to succeed. Marketing coordinators, IT specialists, communication specialists, social media specialists, property administrators, and others who work in the offices.
* Nominees must be currently employed with the company to be eligible.
Rental Housing Provider of the Year
Recognizes an ARLA Member who demonstrates commitment to excellence, education and professionalism. An outstanding rental housing provider who has demonstrated leadership, initiative, and dedication to the success of their operations, communities, and the industry as a whole.
* Accomplishments, initiatives, and/or innovations must have taken place between January 2025 and present.
Rental Housing Provider of the Year — under 250 units
Recognizes a company with less than 250 units that has demonstrated good customer service, initiative, and commitment to their tenants and community. Open to companies and individual landlords or property managers.
* Accomplishments, initiatives, and/or innovations must have taken place between January 2025 and present.
Not-for-Profit Housing Provider of the Year
Recognizes an ARLA Member for outstanding efforts, vision and advocacy delivering transformative change within their organization and across the sector — inspiring the growth and progress of affordable housing throughout Alberta.
* Accomplishments, initiatives, and/or innovations must have taken place between January 2025 and present.
Renovation Project of the Year — over $250,000
Recognizes a company that demonstrated excellence in enhancing the appeal of the lobby, exterior, common areas or suites, and/or changes to benefit the property. Entries are judged on visual appeal based on a comparison of before and after, layout and aesthetics.
* The project must have been completed in 2025. Before & After photos are strongly encouraged.
Renovation Project of the Year — under $250,000
Recognizes a company that demonstrated excellence in enhancing the appeal of the lobby, exterior, common areas or suites, and/or changes to benefit the property. Entries are judged on visual appeal based on a comparison of before and after, layout and aesthetics.

New Rental Development Project of the Year
Recognizes a company which has developed a new rental housing project that demonstrates excellence and quality. Judged on overall design and quality of the project — creativity, curb appeal, amenities, environmental quality, use of space, and functionality.
* The project or project phase must have been completed in 2025.
